Lease Document Review & Consultation

  • Legal review of lease by our attorney with 5+ years’ experience in retail leases.
  • Highlight key terms and identify areas of concern in both new and current leases.
  • Lease summary document provided for your records.
  • Consultation with an experienced team member to discuss lease summary and respond to any questions.

Lease Coaching

  • Discuss key retail lease elements, negotiation strategies, and the dynamics of landlord/tenant relationships with one of our practiced team members.
  • Learn strategies and techniques developed from hard-won experience with our own retail leases.

Lease Negotiation

  • Meet with a team member to identify your needs as a tenant and develop a negotiation strategy regarding your target property.
  • Once a strategy regarding key terms is agreed upon, we will submit a Letter of Intent (LOI) on your behalf to the landlord.
  • We then negotiate with the landlord until an agreement on key terms is reached and the landlord submits a proposed lease.
  • Our attorney will thoroughly review the proposed lease to identify points of concern.
  • We review points of concern with you to define negotiation parameters and then we return to the landlord to negotiate those points to achieve an acceptable lease agreement.
  • Final review of the lease before execution to ensure all agreed upon provisions are included in the lease.
  • Include LOI (when applicable), Lease Document Review, and Lease Summary document.

Lease Assignments & Amendments

  • An experienced team member will collaborate with you to renegotiate the terms of an existing lease.
  • Lease assignments (acquisitions) and renewals are the perfect opportunity to make amendments to your lease!
  • We’ll also negotiate amendments mid-term or before you exercise an option period.
  • Includes consultation and renegotiation for up to three clauses (i.e., Rent Amount, HVA Maintenance, Early Termination, Option Periods, etc.).
  • Document Review not included.

Early Lease Termination Negotiations

  • We explain available courses of action and the pros and cons of each.
  • We will work to negotiate an early termination agreement with your landlord.
  • Includes modified Lease Document Review & Lease Summary.

Early Lease Termination Coaching

  • Review of current circumstances to develop a strategic plan for the termination of a lease prior to lease expiration.

Portfolio Management

  • We will maintain records of each lease in our management software. This includes:
    • Organized Lease Data such as landlord information critical dates, square footage, etc.
    • Electronic storage of lease documents
    • Rent schedules for the life of the lease, broken down by rent type (Base Rent, CAM, Insurance, Taxes, etc.).
  • Receive advanced notification of critical lease dates: rent increases, option period deadlines, and expiration dates.
  • 60-minute strategic consult prior to renewal.
  • Customized reporting and lease document abstracting available.
